Habitat for Humanity's home ownership program is unique. It is based on our Core Policies:

Christian Ministry
Habitat for Humanity is a non-denominational Christian Ministry.

Habitat is a Partnership - Not a Charity
Habitat provides a "hand up - not a handout" which promotes an atmosphere of partnership with volunteers and homeowners.

No-profit, No-interest
Our Habitat Homes are sold under terms of no-profit construction and no-interest mortgages. Each family's monthly mortgage payment goes into our revolving fund, which will then be used for the construction of additional homes.

Homeowner Selection
The DOHFH Family Services Department selection of homeowners uses standards that do not discriminate on the basis of religion, race or ethnic background. All applicable federal and state laws regarding mortgage lending will be followed. Our selection standards are:

  • Family income is 30 - 60% of the median income for Montgomery County with adjustments for family size.
  • Ability to repay with verifiable income. Debt-to-income ratio cannot exceed 42%.
  • Employment with at least 6 months on job.
  • Currently living in substandard housing.
  • Willingness to partner through sweat equity.

Sweat Equity
We believe in the principle of families helping to build their homes and the homes of others. We currently require 275 sweat equity hours for a single-adult family and 550 hours for a two-adult family.

Education for Home Ownership
To further prepare our homeowners to succeed, Haibtat provides classes in the areas of money skills, home maintenance, community resources, consumer credit counseling, legal issues, community involvement and insurance. These classes provide the knowledge and skills necessary to allow each family to become self-sufficient, active participants in their community.
